Details, Details, Details: Terminating Stucco or EIFS at the Roof Line

As I continue my lengthy discussion about the role critical details play into properly installed Stucco or EIFS cladding system, I want to look at the detail on terminating both systems at a roof line.

My previous two entries talked about how Stucco or EIFS should terminate above grade and above concrete slabs.  The same reasons Stucco or EIFS should terminate 2 inches above concrete slabs holds true when the claddings meet a roof line.  In addition to these reasons, it is important to have the 2 inch clearance so that when it comes time to either repair or replace the roofing materials, there is enough room to complete the work.

It is also important to note that sidewall flashing (also called step flashing) must be installed prior to the Stucco or EIFS being installed.  This flashing is installed by the roof contractor prior to the actual roof installation.  The height of the sidewall flashing must be a minimum 4 inches for a shingled roof and 7 inches for a tiled roof.  Once the sidewall flashing is installed, the Stucco or EIFS can be installed at the proper height of 2 inches the roof while overlapping the flashing by 2 inches.
